Guest texting

SMS terms

Last updated November 1, 2026

The short version. If you've booked the place, we'll text you about your stay — an introduction before you arrive, your door code, and the broken-something-at-9pm kind of help. A few messages per stay, nothing after it, no marketing lists. Reply STOP any time and we stop. Message and data rates may apply.

Who you're texting

Yellow Bravo LLC, a small property company in Muncie, Indiana. Two of us — Bob and Jessica. The number you text is ours, not a call centre, and the replies are from a person unless a message plainly says otherwise.

How this starts

By booking. You give your contact details to Airbnb, Vrbo or Booking.com when you reserve. They pass our number to you and yours to us so the stay can actually happen — that's what makes a door code reach you. Our management company, Evolve, shares our guest-contact number with you before you arrive.

Shortly before your stay we send one message introducing ourselves and telling you how to stop. After that we text only about your booking. You can reply to any of it, and we'd rather you did.

We never ask you for your phone number, never buy or rent numbers, and never message anyone who hasn't booked with us. There's no form to fill in, no account, and no app required to get into the property. Nothing goes out before your reservation is confirmed, and nothing after the thank-you that follows your stay.

What we send

  • Arrival details — address, parking, door code, and what to do if the code doesn't work.
  • Answers to whatever you asked, and help during the stay.
  • Optional extras for your stay, where available — things like a later checkout. Always optional, always a reply away from "no thanks".
  • Checkout steps the night before you leave.
  • One thank-you after you go, sometimes with a review request.

Typically a handful of messages across a stay, clustered around arrival and departure. We don't run campaigns, drips, or promotional blasts, and we don't text between 9pm and 8am local time unless you texted us first.

Stopping, and getting help

Reply STOP
Ends all texts from us immediately. You'll get one confirmation and nothing after that. It won't affect your reservation — we'll switch to the booking platform's messaging or email.
Reply HELP
Sends you our contact details. For anything urgent, email info@yellowbravo.com or message us through the platform you booked on.
Changed your mind
Text us again and we'll pick back up. Opting out isn't permanent.

Costs and delivery

We don't charge for texts, but message and data rates may apply depending on your mobile plan. Message delivery depends on your carrier, and neither we nor mobile carriers are liable for delayed or undelivered messages. If a door code or arrival detail matters and you haven't heard from us, don't wait on a text — email or call through the booking platform.

Carriers may also issue you a temporary forwarding number instead of your real one. Those numbers don't accept photos or group messages and usually stop working a couple of days after checkout, which is another reason anything important also goes through platform messaging.

Your information

We keep your number and the messages themselves so the conversation makes sense and so we can show what access details were sent, for which stay. We don't sell it, we don't rent it, and we don't share mobile information with third parties or affiliates for their marketing. Full detail in our privacy policy.

Age

You should be 18 or older, and the account holder for the number or authorised to use it, before texting us.

Changes

If we change these terms we'll update the date at the top of this page. The version here is always the current one.
